BWF's North American Headquarters Case Study
THE CROSSPOINT APPROACH
Complex Real Estate. One Clear Strategy.
Go behind the project and see how CrossPoint brought site selection, incentives, development, and stakeholder coordination together under one strategy.
Overview
CrossPoint Commercial Real Estate Services was retained by BWF Envirotec to spearhead their Investment in the United States.
After much consideration it was decided BWF would develop its new 65K/SF North American Headquarters in Greendale, IN.
Acting as BWF’s consultant, CrossPoint led site selection, economic development negotiations, development strategy, and coordination from initial planning through execution and was handed off to Maxwell Construction to bring it all to life.
Challenge
BWF wanted to expand into a modern, owner-occupied facility while maintaining business continuity for its 60+ employees. Limited availability and prohibitive real estate costs within the immediate market created significant challenges to achieving the company’s long-term growth objectives.
Solution
CrossPoint expanded the search beyond the immediate market and developed a strategy that aligned site selection, economic incentives, infrastructure, and development feasibility.
In conjunction with Thompson Hine CrossPoint facilitated negotiations with state, county, and local stakeholders, CrossPoint identified a viable site in Greendale, Indiana and assembled the public-private partnerships necessary to make the relocation financially and operationally feasible.
Results
The team was able to work together to secure great opportunity for all parties involved.
With the site secured, incentives finalized, and construction team assembled, the project advanced from concept to execution, with construction now underway in Greendale, Indiana.
Conclusion
The BWF Envirotec headquarters project demonstrates how an integrated commercial real estate strategy can turn a complex expansion challenge into a viable long-term investment.
By combining site selection, economic incentives, development management, and stakeholder coordination, CrossPoint aligned BWF’s operational and financial objectives with the economic development priorities of the surrounding community.
The result is more than a new headquarters it is a long-term platform for workforce stability, operational growth, and continued investment in North America.
