Sale Lease Back

Has the Feds aggressive raise in rates coupled with inflation put constraints on your business’ cash flow? Is the subsequent spike in treasuries cutting into you EBITDA?

We are seeing various lenders getting more conservative or even going pencils down depending on how their current portfolio looks.  The question becomes how can you grow your business and combat these market conditions? If you are looking for working capital, the answer might be easier than you think.

Your capital that is currently tied up in a non-earning asset like the business owned real estate is an inefficient use of your balance sheet. Especially if you have depreciated it for several years now!

Converting those funds into working capital through a sale leaseback will allow you to generate significantly more proceeds than what a bank would lend. When you take a look at the correlation of interest rates vs. cap rates, it helps you realize how cheap the money becomes.

Also, I think it is important to note the lack of the financial covenants your leases, meaning you can use you balance sheet how you wish. Ask your CPA and they will tell you that rent is 100% tax deductible!
