Rebuilding Momentum on a Stalled Redevelopment.
When progress on a complex public–private redevelopment had stalled, CrossPoint helped reopen communication between key stakeholders, navigate competing priorities, and create a path for the project to move forward.
A Project With the Pieces in Place—but No Clear Path Forward.
Redeveloping this property required navigating one of the most complicated environments in commercial real estate: a project involving public entities, private interests, regulatory requirements, and multiple stakeholders.
As conversations stalled, progress became increasingly difficult. Demolition, regulatory approvals, political considerations, and differing stakeholder priorities all contributed to an environment where the project risked remaining at an impasse.
CrossPoint was not retained to oversee the redevelopment or construction. Our role was more targeted: help reestablish productive communication, facilitate conversations between the parties, and help identify a path that allowed the project to regain momentum.
Stalled Communication
Conversations among key stakeholders had lost momentum, creating uncertainty around how the redevelopment could advance.
Public–Private Complexity
Government involvement introduced additional layers of oversight, regulatory requirements, competing priorities, and political considerations.
Stakeholder Alignment
Progress depended on finding common ground among parties with different responsibilities, objectives, and decision-making processes.
Reopening the Conversation.
CrossPoint applied its experience working across public and private sectors to help break the impasse and restore momentum.
Strategic Facilitation
We helped reopen stalled conversations and create a more productive dialogue among the parties needed to move the redevelopment forward.
Government & Stakeholder Relationships
Established relationships and an understanding of how public-sector decisions are made helped us engage the appropriate stakeholders and facilitate communication around key issues.
Real Estate Perspective
By understanding both the public process and private-sector real estate objectives, CrossPoint helped translate competing concerns into practical conversations focused on a workable path forward.
From Stalled Conversations to Forward Progress.
Following renewed stakeholder engagement and continued coordination among the project parties, the redevelopment began moving forward.
Existing Structures Demolished
Demolition cleared the site and represented a significant step toward redevelopment.
Construction Began
With the project advancing through the necessary processes, construction commenced in April 2024.
Stadium Largely Completed
The stadium was largely completed by August, in time for the 2025 football season.
CrossPoint's contribution was focused at a critical point in the process—helping public and private stakeholders get back into productive dialogue.
The Right Conversations Helped Unlock the Project.
CrossPoint helped bridge communication between public and private stakeholders at a time when the redevelopment had lost momentum.
The result was renewed dialogue and a path forward that allowed the broader project team and stakeholders to continue advancing the redevelopment.
The success of this assignment wasn't about CrossPoint managing every element of the redevelopment. It was about knowing when and how to bring people back to the table.
Sometimes the Breakthrough Is Getting Everyone Back to the Table.
Complex real estate projects can stall for reasons that have little to do with design or construction. Competing priorities, public processes, relationships, and communication can become just as important as the property itself. CrossPoint brings the real estate perspective, public-sector experience, and relationships necessary to help clients navigate those moments and find a practical path forward.
When Progress Stalls, We Help Find the Path Forward.
Whether the challenge involves government entities, multiple stakeholders, approvals, competing priorities, or a breakdown in communication, CrossPoint can help identify the obstacle and bring the right parties together.
